The bedroom-level "average rents" you see on listing portals come from each portal's own current inventory: unaudited, unpublished as data, and skewed toward whatever happens to be listed that week. Rather than launder a number like that — or scale one up from an estimate and present it as observed — this page keeps to the two measures a source actually publishes. The honest bracket for a market hunt today: a given size's fair-market figure marks the area's 40th percentile including utilities, and the all-size market rate of $2,300 tells you where Lynn sits overall — a 1-bedroom typically below that figure, a 3-bedroom above it.
